Applicant Seeks To Subdivide 158 Acres For 195 Homes

JACKSON – The Township Zoning Board will have its annual reorganization meeting on January 18, but the agenda also includes several applications for development, including a proposal to subdivide 158 acres to allow 195 residential lots.

The Swanborne application asks for the major subdivision inside a Regional Growth 2 zone, to carve our 195 new residential lots, allow the one existing residence to remain and create four lots to be used for open space and storm basins.

The residential lot dimensions would be 12,000 square feet each, which requires zoning board approval for density, as the current zoning requires a minimum lot size of 3.2 acres with standard septic service or 1 acres with public sewer.

The lots are planned for Whitesville Road and East Veterans Highway. The application was introduced and carried over several zoning board meetings since the September 21 meeting.

  In addition to the Swanborne plan, the zoning board is scheduled to hear applications for a 67,488 square-foot, two-story office building at 1197 East Veterans Highway, and an office warehouse on Solar Avenue.

In the two-story office building proposal, applicant Casey Clayton with the Concourse Building is asking for a use variance as the office use is specifically not permitted in the industrial zone.

The office warehouse on the agenda is through applicant Strategic Equity Solutions LLC for a site plan with use variance, as the warehouse use is not permitted in the limited commercial zone.

The January 18 meeting will also serve as the reorganization meeting for the zoning board, which means the board will confirm its annual selection of its professionals and chair person, as well as regular member Kathryn McIlhinney and alternate Anthony Marano.

The meeting starts at 7 p.m. and adjourns as late as 10:30 p.m., at the municipal building, 95 West Veterans Highway.
